Colorado reassesses on a two-year cycle: 2025 and 2026 values are both pegged to June 30, 2024 (ยง 39-1-104, C.R.S.). Sales from 2025-2026 generally don't count โ€” your evidence must show what the home was worth in mid-2024. Choose comps accordingly.

Which number do I protest?
The actual (market) value on your Notice of Valuation. Assessed value and your bill follow from it mechanically โ€” lower the actual value and everything downstream drops.
Why do 2025 sales not help my 2026 protest?
Statute pegs 2025-2026 values to June 30, 2024. The assessor may only consider sales near that date (generally the 18-60 months before it). Later sales can't set the value โ€” though a big market drop sets up your 2027 protest.
What evidence wins protests?
Comparable sales near the value date the assessor missed or misweighted, record-card errors (wrong sqft, phantom garage), and condition issues documented with photos and bids. Counties publish the exact comps they used โ€” start by picking those apart.
Do many Colorado protests succeed?
Yes โ€” after the 2023 valuation surge, several Front Range counties adjusted a third or more of protested values. A documented, comp-based protest is routinely worth the hour it takes.
Where do I find comps?
Your county assessor's property search (Denver, Boulder, El Paso, Jefferson, Arapahoe and most others) publishes sales, characteristics, and the comp sheets behind your value โ€” free. Type them into the worksheet above.
